Form A: the listing mandate
Form A is signed between the property owner and the broker, and it authorises that broker to list and market the property. It is the first document in the sequence rather than an administrative afterthought, because without it a broker has no authority to advertise and no basis for a permit application. An owner can appoint more than one broker, each on their own Form A, subject to the limit RERA sets.
- Signed between owner and broker
- Authorises listing and marketing
- Comes before the advertising permit
- One form per broker where an owner appoints several
Form B: the buyer side
Form B is the equivalent on the other side of the transaction: the agreement between a buyer and the agent representing them. It establishes the relationship, the scope and the commission basis before viewings turn into an offer.
- Signed between buyer and their agent
- Establishes representation and commission basis
- Signed before the search becomes a transaction
Form F: the agreement to transact
Form F is the sale agreement between buyer and seller, widely referred to as the MOU. It is where price, payment terms and timelines are recorded, and it is the document the transfer process is built on. In practice it is frequently accompanied by a schedule or an additional agreement covering terms the standard form does not carry.
- Signed between buyer and seller
- Records price, terms and timelines
- Commonly supplemented by a schedule or annexe
- The basis for the transfer process
Why the order matters operationally
Each form unlocks the next stage. No Form A means no permit, which means no lawful advertisement, which means the enquiry you were counting on never arrives. A brokerage that treats the paperwork as something to catch up on later discovers the dependency in the worst possible way, which is a listing that has been live and non compliant for a month.
What a CRM should do about it
Generate the documents from the records rather than retyping them. The single most common cause of an unusable agreement is somebody keying a reference number, an owner name or a price by hand into a document that then contradicts the system. Generating from a versioned template with the record data already in place removes that whole class of error.
- Documents generated from versioned templates
- Owner, property and agent details filled from the record
- Signature requests issued and their status tracked
- Signed documents stored against the property or deal
Where Clix is today
Clix generates documents from versioned templates with record data filled in, applies your branding, and issues signature requests through DocuSign or a manual path, with status returning to the record. A structured deal level compliance workspace, with a required document checklist and a prepare then upload then review workflow for Forms A, B and F, is in development and is listed on the Clix roadmap rather than described here as though it already shipped.
Confirm the current requirements
Form requirements, versions and the transactions they apply to are set by RERA and the Dubai Land Department and do change. Use this as an orientation to the workflow, and confirm the current forms and their use with the authority or your legal adviser.
